What Oak Island, NC Buyers Should Know for July 2026?

A practical read on price, pace, and next steps.

For buyers who want to stay in control, the answer is yes: this is still a place where careful comparison matters, but a well-priced home can still move at a real pace. Last month, the median sold price was $676,500, and homes sold in a median of 45 days. That matters.

Last month, the most useful number for a buyer was 6.07 months of inventory. That gave shoppers more choice than a tight, low-inventory setup, while the 96.2% sold-to-list ratio showed that solid homes were still closing close to asking.

Ready to build a stronger home search?

If you want help deciding whether a home is priced right, I can walk you through the numbers that matter and help you avoid chasing the wrong property. I focus on making the next step clear, whether you are searching, listing, or comparing your options.
