I would not copy a random asking price and call it strategy. Keep it grounded. With a 55-day median pace, the market rewards a clean launch and a price that fits the home.

The strongest pricing decisions start with comparison, not hope. Recent new listings show a median list price of $709,700, while pending homes sat at a median of $762,000 and closed homes at $760,000 over the last three months.
