Recent activity shows 10 new listings, 10 pending, 10 closed, and 1 distressed property, so there is enough movement to see how buyers and sellers are reacting. That matters. The current mix includes condos and single-family homes, which means the search needs a clear lane from the beginning.

Recent closed sales ranged from $395,000 to $2,020,000, and the mix included both condos and larger homes. That spread tells me the market can support very different budgets, but it also tells me a buyer has to know what kind of place they want before trying to compare everything at once.
