The median list price for active properties was $939,900 in July 2026. That median list price increased 9.61% month over month. The median sold price was $684,750 in July 2026. That median sold price decreased 10.96% month over month. The median sold-to-list price was 95.5%. The sold-to-list figure decreased 0.93% month over month. Median days on market were 46 during the reported period. These figures combine single-family and attached property types. List and sold medians measure different stages of the transaction. The reported period does not establish the result for a new listing.

A higher asking-price median does not automatically support a higher sale price. The difference between list and sold medians makes comparable selection essential. Negotiation should be included in the pricing conversation from the beginning. Condition and improvements can move a property away from broad medians.
